Well-Positioned for the Future

Welcome to the 2026 edition of KBS Premier magazine.

It’s hard to believe this is my fourth year addressing you as CEO. In 2023, I noted that “the only constant in life is change.” Today, that truth resonates more than ever.

While we can’t overlook certain factors that have weighed on investor sentiment. Our industry has navigated a dramatic shift — from a period of contraction and uncertainty to one of hope, selective stability and early recovery. We faced higher interest rates, tighter credit, and a challenging office market, yet emerged more resilient. Now, with liquidity improving, we see renewed momentum in logistics, multifamily, retail, and office sectors. This is why I’m optimistic. With strong fundamentals and a long-term focus, we’re well-positioned for the future.

Quality over quantity should continue to accelerate. The need for a high-quality, attractive space for tenants becomes even more critical. The “flight to quality” trend isn’t just about amenities; it’s about creating an environment people want to be in. Companies are using these premium spaces as a tool for in-office collaboration and building cultural legacy.

In this issue, KBS Co-Founder, President and Chairman, Chuck Schreiber, discusses advances in tenant safety: “Driving Growth Safely,” Chuck shares his forward-thinking vision, which continues to guide our company and influence the broader commercial real estate (CRE) industry.

Next, we feature insights from Ronald “Ronny” Shoss, a partner at Mayer Brown — a firm KBS has collaborated with for over 30 years. Ronny offers his perspective on how market shifts, generational change, and workplace policies are transforming how law firms utilize office space.

Our tenant profile spotlights the global integrated design firm, DLR Group. Known worldwide for its innovative approach, the firm brings a distinctly local touch to working with its clients in Tennessee from their office in KBS’ UBS Tower in Downtown Nashville.

We also explore recent changes in the Austin market, and learn how 515 Congress, KBS’ Class-A office tower located in the heart of the Texas State capitol, has become a defining symbol of Austin’s unmistakable blend of commerce, creativity, and culture.

Then, take a deep dive into sustainable CRE, with the “The Progression of Sustainability Practices and Certifications in Commercial Real Estate.” This feature explores how green standards have evolved over the last decade.

Finally, we’re proud to celebrate this year’s KBS Service Champions Award recipients, outstanding professionals who exemplify the values that drive our success.

As you can see, we’ve covered a lot of ground. None of this would be possible without the steadfast support of our sponsorship partners, the talent of our contributors, and the dedication of our editorial staff. We hope you enjoy this issue.

Happy reading, and may God bless America.
